Things to Consider When Buying an Investment Property

When looking for a investment property one needs to consider a few factors:

Firstly you wants to ensure you will yield a good rental return. You want to buy your investment property at a good price so that your rental income covers your bond cost. 
To maximize your investment one must secure a rental income that covers your bond cost, levy, rates and hopefully spares a profit.



Secondly your investment property needs to be positioned in an area that has a large rental pool. The more people that want to rent in a certain area minimizes the risk of having a vacant property. Remember for a great investment property you will need a tenant to cover your property expenses. You want to look for a property in an area close to schools, universities, malls, parks, gyms, transport hubs, freeways or other perks that attract renters. Properties situated close to Universities are an excellent example of a great investment property. The third factor to consider is they type of property you purchase.  Sectional title units (apartments) are a great selection for an investment property. Statistics show that the best rental return is earned on a one bedroom apartment! 
A four-bedroom full title property might yield 5% while a one-bedroom sectional title could yield 11%. Some investments as holiday rentals may require too much time and management to make them a worthy investing. 
Sectional Title units often form part of a body corporate that are responsible for the gardens, maintenance and security which means less hassle.
